  • Handyman Repairs

    Drywall patches, doors that stick, fixtures, trim, caulk, small carpentry, the punch list that never gets done. Booked in, done, and cleaned up.

  • Rental Turnover Services

    Cleanout, repairs, touch-up paint, and a final clean between tenants, run as one job with one ready date. Fewer phone calls, fewer days between tenants.

  • Rental Property Maintenance

    Landlord maintenance on a schedule or by appointment: the sticking door, the broken blind, the gutter, the seasonal check. Small landlords get a reliable hand without hiring one.

    Text a few photos and the address, or have me stop by. For bigger jobs I can come look in person.

  2. Get a Written Quote

    You get one price for the job, in writing, usually the same day depending on the size of the job. Pick a date that works for you.

  3. I Do the Work

    I show up when I said I would, do the job, haul away the debris, and leave it clean. You pay when it is done.

Every job is different, so I quote each one, free. What does not change is how I quote (how pricing works).

  • Junk removal priced by volume and access, from photos or a visit
  • Repairs and turnovers quoted as one job with one ready date
  • Disposal and dump fees included in the price you see
  • Changes in scope approved by you before I do them
  • Pay when the job is done, however works for you: cash, check, card or app
  • $100 minimum for any job

How is junk removal priced?

By how much there is and how hard it is to get out. Send a few photos or have me look in person, and you get a written price before anything is loaded. The price you agree to is the price you pay.

What won't you haul?

Hazardous material: paint and solvents in liquid form, chemicals, fuel, asbestos, and medical waste. Almost everything else is fine, from furniture and appliances to yard debris and construction leftovers. If you are not sure about an item, ask when you send photos.

How fast can you turn over a rental between tenants?

It depends on what the unit needs, but most take a few days once it is empty: cleanout, repairs, touch-up paint, and a final clean. I walk the unit first and give you a written list, price, and ready date before any work starts.

Do you do demolition?

Light demolition, yes: sheds, decks, fences, play sets and interior tear-outs like old cabinets, carpet and drywall, with the debris hauled away in the same job. Nothing structural or load-bearing, and no asbestos or other hazardous material.

What area do you cover?

Frederick County only: Frederick, Brunswick, Middletown, Walkersville, Thurmont and every other town in the county. Staying close is how I keep response times short.

How soon can you do the job?

You get a date with the written quote. Tell me your deadline when you send photos and I will say right away whether I can meet it. Quotes usually come back the same day, Monday to Friday, 9 AM to 5 PM.
